Is there a free UK area check that actually works?

Yes. Do I really need a paid report if I am buying a house?

If you are doing a full conveyancing pack at £250-450, the solicitor's environmental search will cover most of what is in our Buyer Report. But if you are still in the offer stage and want to know flood, coal, radon, subsidence and crime trajectory before committing to a survey, £7.99 is the cheapest way to get those answers. The Buyer Report does NOT replace a structural survey or solicitor's searches; it lets you decide whether the property is worth surveying in the first place.

Why is PostcodeCheck cheaper than other paid reports?

Yes. Both PDF and email arrive within about 60 seconds of payment. There is also a permanent live web link in case you want to share with a partner, mortgage adviser or solicitor.

Does it replace the solicitor's environmental search?

No. Solicitor environmental searches (typically Groundsure or Landmark, £60-120 standalone) cover similar ground but with formal indemnity wording for use in the legal transaction. Our £7.99 Buyer Report is for your own decision-making before you offer or commission a survey.

What does the £4.99 Renter Address Report include?

Safety Score (0-100 composite), damp + mould risk derived from the property's EPC data (heating type, ventilation, insulation rating, build year), landlord compliance check (is the EPC valid, is the deposit in a recognised scheme, is the property HMO-licensed if required), fair rent check versus local median for that property type, full monthly bills breakdown (council tax, energy estimates by EPC band, water, broadband, contents insurance), Ofcom broadband and mobile signal at the address, noise assessment (road, rail, aircraft) and a commute check to your work postcode. Delivered as a PDF and email instantly.

Why does damp risk matter?

Awaab's Law extends to private rented housing in 2026, requiring landlords to investigate reported damp within 14 days and start fixing within 7 days of confirmation. Our damp risk score uses EPC data (the same data ombudsman cases reference) so you can flag it before you sign.

Can it tell me if my landlord is registered?

Yes, where it is possible to check. England's nationwide Private Rented Sector Database goes live during the 2026 Renters Rights rollout. Until then we cross-check Selective Licensing schemes (where the council operates one), HMO licence registers and EPC validity. After the PRS Database launches, the Renter Report includes a direct registration check.

Is fair-rent check based on Land Registry or asking prices?

Median asking rents from the public ONS Private Rental Market Statistics blended with VOA fair-rent data and listings density at the postcode. We do not use a single source because asking prices can be inflated; the median is what tenants actually settle at.

How fresh is the crime data?

Police.uk publishes crime data monthly, on roughly the 24th of each month, two months in arrears (April data lands late June). We re-fetch every Police.uk update and cache for 24 hours, so you always see the latest publicly available data.

Is the EPC data fresh?

EPC certificates are valid for 10 years; the underlying register is updated whenever a new certificate is lodged, usually after a sale or a refurb. We pull from the new MHCLG service launched 2026 and fall back to the legacy service until mid-May 2026 for completeness.

Do I need to create an account?

No. There is no signup, no email collection, no password. You can check any postcode anonymously. If you buy a paid report, you only enter a card; even then, no account is created. The PDF and live link are all you need.

What payment methods do you accept?

Will my landlord or estate agent know I ran a check?

No. Reports are private to you; nothing is shared with the property owner, agent or local authority.
