How to Check a Rental Property Before Signing the Tenancy (UK 2026)

Damp + mould risk from the EPC
If the property has a low EPC rating with electric storage heating, single glazing or no insulation, expect damp risk. The EPC also reports recommended improvements that the landlord may have ignored.

Landlord deposit scheme
Your deposit must be in DPS, MyDeposits or TDS within 30 days of payment. If not, you can sue for 1-3x the deposit value and the landlord cannot serve Section 21.

Fair rent vs local market
Asking rents are inflated; median rents are what tenants actually pay. Knowing the median for the property type in the postcode helps you negotiate or walk away.

Postcode averages don't reflect specific buildings. Brick walls and concrete buildings drop signal materially. Full-fibre availability also lags new-build connections.

Noise (road, rail, aircraft)
Defra strategic noise maps show daytime and night-time noise contours for major roads, rail and airports. Surface and structural noise from a single nearby road can hit 60dB+ overnight.

HMO and selective licensing
If three or more unrelated tenants share, an HMO licence is usually required. Some councils run selective licensing schemes that cover smaller HMOs or single-lets.

Crime + safety in the postcode
Look at the trajectory not just the absolute rate. A medium-crime postcode improving fast is usually a better bet than a low-crime postcode worsening fast.

Commute to work
Real commute time depends on platform changes, walking distance both ends, and bus interchanges. The DfT NaPTAN dataset surfaces this in seconds when you give it your work postcode.

When to use this checklist
- Before you view, to filter out properties not worth visiting
- Between viewing and offer, to spot deal-breakers and negotiate the asking rent
- Between offer and sign, final due diligence (this is when most renters do it)
