    If the property has a low EPC rating with electric storage heating, single glazing or no insulation, expect damp risk. The EPC also reports recommended improvements that the landlord may have ignored.

  2. Landlord deposit scheme

    Your deposit must be in DPS, MyDeposits or TDS within 30 days of payment. If not, you can sue for 1-3x the deposit value and the landlord cannot serve Section 21.
