What does the free property check include?
Flood zone (Environment Agency), EPC rating and floor area, council tax band, broadband speed and mobile coverage (Ofcom), planning history, crime data (Police.uk), school ratings, ground (shrink-swell) risk, air quality, noise levels, and demographics for the postcode, 16 official data sources in total. Radon and coal mining checks are part of the Premium report.
What's included in the Premium report?
The £4.99 Premium report adds ownership checks (whether a UK or overseas company owns it, plus Companies House checks on a company owner), the Building Safety Regulator register, property tribunal history, radon and mining records, more ground hazards, a buyer's verdict summarising the flags found and AI-written questions to ask. Premium+ at £6.99 adds a Negotiation Report and AI solicitor, surveyor and mortgage briefs.
Do I need to create an account to check a property?
No. There is no signup and no password for the free report. Giving your email is optional, and only needed if you want the free report emailed to you. If you buy the Premium report, you only enter card details at checkout; no account is created either way.
