UK Areas With the Best Schools (2026 Data): Top Postcodes for Families

Which UK postcodes have the most Outstanding schools? We ranked areas by Ofsted data, cross-referenced with property prices and crime rates for families.

Rankings13 min readUpdated March 2026

For families with children, school quality is often the single most important factor when choosing where to live. The difference between an Outstanding-rated and an Inadequate-rated school can be transformative, and catchment areas mean that your postcode directly determines which schools your children can attend. But the relationship between school quality and property prices creates a premium that families need to understand before making decisions.

This guide identifies the UK postcodes with the highest concentrations of Outstanding and Good-rated schools, using Ofsted data for England, Estyn data for Wales, and Education Scotland data for Scotland. We cross-reference every area with property prices from HM Land Registry and crime data from Police.uk to give a complete picture. Every postcode mentioned here has a full breakdown on our postcode check tool.

Key Takeaways

  • The national average for Good/Outstanding schools is approximately 87% (Ofsted, December 2025)
  • Top-performing postcodes exceed 95% Good/Outstanding, primarily in affluent suburbs and grammar school areas
  • The "school premium" on property prices averages 8 to 12% near Outstanding primary schools
  • Grammar school counties (Buckinghamshire, Kent, Trafford, Lincolnshire) show elevated school scores but higher property costs
  • Some affordable postcodes have excellent schools: parts of County Durham, Lancaster, and Harrogate score 90%+ with prices under £250,000

How We Measured School Quality

We analysed every school within 3km of each postcode district centre, then calculated the percentage rated Good or Outstanding by Ofsted (the most recent inspection result). We weighted primary and secondary schools separately, since families with younger children prioritise primary provision while families with teenagers need strong secondary options.

Important caveats: Ofsted ratings are a snapshot in time, and schools can change between inspections. A school rated Good in 2022 may have improved or declined since. Additionally, school performance at GCSE and A-level (published in league tables) can differ from the Ofsted rating. We recommend checking both the Ofsted report and recent exam results for any specific school.

The School Premium: How Much Extra Do You Pay?

Research from the ONS and various property websites consistently shows that homes within the catchment of Outstanding-rated primary schools command a premium of 8 to 12% compared to equivalent properties just outside the catchment. For secondary schools, the premium is slightly lower at 5 to 8%, partly because secondary catchments tend to be larger.

In practical terms, this means a three-bed semi worth £300,000 in a general area might cost £325,000 to £335,000 within the catchment of an Outstanding primary school. This premium is real, but it also protects resale value. Properties near good schools tend to sell faster and hold their value better during downturns.

Catchment warning: School catchments change. Councils adjust boundaries based on pupil numbers, and popular schools can shrink their catchment as demand increases. Always verify current catchment boundaries directly with the school and local authority before purchasing specifically for school access.

Beyond Ofsted: What Else to Check

Ofsted ratings are the most visible measure of school quality, but families should also check GCSE and A-level results (published by the Department for Education), Progress 8 scores (which measure how much value a school adds regardless of intake ability), attendance rates, and the school's most recent full Ofsted report rather than just the headline rating.

Also consider the school type. Grammar schools require passing the 11+ exam, and competition for places is intense. Faith schools may require regular church attendance. Free schools and academies have more flexibility in their curriculum. Special educational needs provision varies significantly between schools and areas. Check the school's SEND policy and the local authority's SEND offer if relevant.

The Verdict

School quality varies enormously across UK postcodes, and the data shows a clear correlation between school ratings and property prices. For families, the key question is whether the school premium represents good value. In many cases, particularly in the Midlands and North, you can access postcodes with 85 to 90%+ Good/Outstanding schools at property prices that would not buy a studio flat in central London.

The areas highlighted above represent the best of both worlds: strong schools combined with safety, transport, and environment scores that make them genuinely good places to raise a family. Check any UK postcode on PostcodeCheck to see school ratings, Ofsted data, and a full area report.
